Based and standard lease format with a 3 months notice given by either party. Agreement set out all liabilities and use of building. Minimum term usually agreed.

Carparking in Crown Court
Car parking is available in Crown Court; adjacent to Crown House. The number of spaces is limited but the system operated generally allows all offices to have parking for themselves and guests. There is a small charge made quarterly. Access is separate to the Service Accommodation Agreement.
Owners of cars parked in Crown Court do so their own risk.
New title
The policy is to apportion costs as they are incurred. This we find is more economical than applying monthly set charges.
Utilities: Gas, electricity and water costs are apportioned according to percentage floor space and related to invoices received from the supply companies.
Telephone and internet not included.
Gardening: small contribution to Courtyard landscaping and maintenance (@£7/quarter)
Cleaning: Common areas in the main block are cleaned regularly and costs apportioned.
Fire Extinguishers; service costs apportioned to equipment in units.
Maintenance: Annual limit to contribution to upkeep of each office and common areas and facilities. Max limits set according to office space.
Insurances: Building Insurance and heating insurance is provided and premiums apportioned annually.
Sustainability
This is an old building and therefore has character but is not the best EPC performance. The policy is to work towards making and keeping the building as efficient as possible to reduce CO2 and contribute to local community sustainability. Policies are presently being established to encourage more sustainable travel to work for those based at Crown House.

voa.gov.uk), for the rateable values of each office.
Our understanding currently is that all current tenants have full Business Rates relief.
